The Kitchener Waterloo Real Estate Market is on Fire!

  March 10, 2017   Barbara Niemann

If you are an empty-nester, considering downsizing, retiring (or semi-retiring) and contemplate selling your home....This is your time!!!

February house prices have skyrocketed!  The average price of a detached home is now $549,691 (an increase of 30.7%) while the average sale price of an apartment style condominium is $246,736 (an increase of 8.8%).  Townhouses are averaging $388,721 (up 20.6%) and semi-detached houses are averaging $369,624 (up 31%).

If you have tossed around the idea of retiring or escaping to the south for the winter but unsure of the crazy KW Real Estate Market...This is a fantastic market for sellers considering downsizing and moving to a condominium or rental property!

Listings are lean causing a Seller's Market.  Multiple offers are being received on most properties (not just 2 offers, but in many situations, double digits).

Condominiums, especially apartment style units are still receiving conditional offers (unheard of today!) with an increase of 8.8% (compared to 30.7% for a detached home). A perfect time to buy a condominium.

The traditional rules of selling and buying have changed; it is a whole new ball game out there.  You may be nervous to enter this market, uncertainty is holding back many sellers.

I would be happy to hold your hand and guide you through the 'new' KW Real Estate Market.
